The unique redevelopment of the TownLake YMCA property at 1100 West Cesar Chavez Street is a once-in-a-generation partnership between MP Austin, an affiliate of Millennium Partners, and the Greater Austin YMCA.
Through this vibrant partnership, Millennium Partners will make it possible for the Greater Austin YMCA to bring its wellness mission to life in exciting new ways for the community it serves.
The new 110,000 sq. ft. onsite YMCA facility, which includes 18,000 SF of a YMCA Tomorrow Academy preschool area (projected to serve more than 100 children) that is available to the general public at a location where there is no publicly available childcare services today. The new TownLake YMCA will also provide dedicated space for mental health and counseling services, a small performing arts theater, a community garden, art studios, coworking spaces, and meeting spaces for local non-profit and community-focused organizations. In addition to market-rate housing, the project will also include approximately 90 high-quality, deeply affordable rental units with a majority of two-and three-bedroom options suitable for families.

Mario Palumbo is the managing partner responsible for directing and managing the day-to-day operations of Millennium Partners. In addition, he oversees Millennium Partner’s largest investment vehicle- the Completed Asset Fund, with over $2.75 Billion in assets. The portfolio contains Millennium’s office, retail, theater, extended-stay and parking assets throughout the country.
Mr. Palumbo has 30 years of experience managing a high-performing, best-in-class real estate company including a large commercial portfolio and all aspects of complex, large-scale urban real estate development projects. He is a results-oriented team leader, adept at navigating challenging environments while managing financial, technical, regulatory, logistical and personnel challenges.
Mr. Palumbo joined Millennium Partners in 1997. He initially oversaw the development of Millennium’s mixed-use Ritz-Carlton developments in Washington, DC, Georgetown and Battery Park City in lower Manhattan.
Mr. Palumbo received his JD from the Stanford Law School and his MBA from the Stanford Graduate School of Business. He holds an undergraduate degree in economics from Princeton University, from which he graduated summa cum laude. He attended Phillips Exeter Academy for high school. Mr. Palumbo is chair of the board of The Friends of the High Line and a member of the Board of Governors of the Real Estate Board of New York Board.
As Managing Director at Millennium Partners, Richard G. Baumert brings more than two decades of experience creating distinctive residential and commercial developments across the U.S. He is recognized for his intuitive understanding of designing spaces and programs that strengthen communities and revitalize urban neighborhoods.
Since joining Millennium Partners in 2001, Baumert has contributed significantly to the company's national growth. He initially spearheaded hotel development efforts that brought the Ritz-Carlton back to New York City, before expanding his portfolio to include projects in D.C., Miami, and San Francisco. For the past several years, Baumert has focused on Millennium Partners' extensive Boston projects, overseeing all aspects of residential and commercial development including design, programming, marketing, sales, and operations. His Boston portfolio includes transformative residential, mixed-use, and commercial projects such as Millennium Place, Millennium Tower Boston, and Winthrop Center—the latter recognized as the largest Passive House office building in the world and the most sustainable building in the U.S. in a northern climate.
With Millennium Partners' success in the Boston market, Baumert is now directing his expertise toward the company's work in Austin, Texas. As part of this new venture, Baumert will apply his extensive experience in forging meaningful partnerships with local organizations and stakeholders to ensure the development addresses Austin's unique needs while adhering to Millennium Partners' philosophy of creating sustainable, thriving urban destinations.
As a committed community advocate, Baumert serves on the Board of Directors for the YMCA of Boston and is eager to apply insights from this relationship to Millennium Partners' collaboration with the YMCA of Austin for their Texas development.
Prior to joining Millennium Partners, Baumert honed his eye for five star hospitality as general manager of a historic hotel and conference center. He holds a Bachelor of Arts degree from Buffalo State College and a Master of Arts degree from The Ohio State University.
